What we do

Four disciplines. One test.

Every recommendation has to survive the same question: does it still work when you model the downside? Most launches do not, which is why most of them are not recommended.

01

Real Estate Advisory

Which building, which floor, which payment plan — and why.

Acquisition strategy across Dubai's freehold communities: developer track record, handover history, service-charge exposure and the resale depth that decides whether you can actually exit.

  • Developer and project due diligence
  • Payment-plan structuring
  • Service-charge and yield modelling
  • Exit and resale planning
02

Off-Plan

The highest-leverage and highest-variance way into Dubai property.

Off-plan buys you a payment plan instead of a mortgage, and construction risk instead of rental income. We model both sides before you commit, and we say no to launches that do not clear the maths.

  • Launch-day allocation access
  • Escrow and DLD verification
  • Construction-milestone tracking
  • Handover and snagging
03

Structured Investments

Fixed-income instruments with published terms, offered to professional investors.

Listed bonds and structured notes with disclosed ISINs, issuers and jurisdictions. Every instrument is presented as a specification you can check, alongside the risks, rather than as a headline yield.

  • Full instrument disclosure
  • Issuer and jurisdiction detail
  • Coupon and liquidity terms
  • Professional investors only
04

Portfolio Structuring

Currency, jurisdiction and liquidity, arranged deliberately.

How much in AED property, how much in listed paper, how much liquid — and in which jurisdictions. The structuring question usually matters more than any single position.

  • Currency diversification
  • Jurisdiction planning
  • Liquidity laddering
  • Ongoing review

Engagement

How it starts.

Is there a minimum engagement size?

For property advisory, no fixed minimum — it scales with the transaction. For the structured instruments, minimum subscriptions are set by the issuer and currently start at EUR 100,000 or USD 100,000, and those are restricted to professional investors.

Do you work with investors outside the UAE?

Yes, and most clients are. Dubai freehold property can be bought by any nationality without residency, and buying does not require you to be in the country for most of the process. Remote purchase is routine, though you should expect to visit before committing.

What happens on a first call?

Thirty minutes on what you hold, what you are solving for, and what your liquidity horizon looks like. No presentation. If there is a fit, the next conversation comes with specific buildings or instruments and the numbers behind them; if there is not, you will be told.

Start with a conversation.
